Calculate net operating income from gross rent, vacancy, and itemised operating expenses. NOI is the foundation of cap rate, valuation, and lender DSCR analysis.
What NOI is — and isn't
NOI = effective gross income − operating expenses. It strips out financing (mortgage payments) and capital decisions (depreciation, capital expenditures) so you can compare property operating performance directly.
Lenders use NOI to compute debt service coverage ratio (DSCR = NOI / annual debt service). DSCR > 1.25 is typical for investor loans.
