The 70% rule
Max purchase price = (ARV × 0.70) − rehab cost
That 30% margin must absorb closing costs (buy + sell), agent commissions, holding costs, financing interest, AND your profit. If you pay above the 70% line, you're betting the rehab comes in under budget and the market doesn't shift before you list. Pros use the rule as a hard ceiling.
