Cash-on-cash vs cap rate

Cap rate ignores how the property is financed (treats it as all-cash). Cash-on-cash answers a different question: what return am I getting on the actual cash I put down? Same property at 25% down vs 50% down will have very different CoC returns even though the cap rate is identical.
